How does a free service pay for itself — and does that bias your advice?
Apartment communities pay locators a referral fee when a renter we referred signs a lease; it comes out of their marketing budget, not your rent. The honest tension is that a community paying us nothing earns us nothing — so we handle it in the open: when an option on your shortlist pays no referral fee, we tell you, and it stays on the list if it fits you best.
What actually happens on the intake call?
Twenty to thirty minutes, three subjects: the job (employer location, start date, how often you will actually drive there), the money (budget, and whether it is a lump sum we should stretch), and the household (floor plan, pets, parking, anything a screening file needs handled carefully). From that call, our target is first curated options within one business day.
I am worried about the screening side — credit, rental history, an old broken lease. Can you still help?
We make sure you apply well: every community sets its own written screening criteria, and we make sure you know a community’s requirements before you spend an application fee. What we will not do is predict or promise an outcome — approval decisions belong to each community, and concerns get flagged for a licensed human on our side to talk through with you, never waved away.
My assignment is nine months. Can you find leases shorter than a year?
Yes. Many San Antonio communities offer terms from three to nine months at a premium over the 12-month rate — commonly somewhere between a modest bump and a steep one, varying by community and season. We quote the actual spread in writing so you can weigh a shorter lease against a 12-month term with a reletting exit, or against corporate housing for very short stays.
I am bringing a large dog. How much does that narrow the market?
Less than you fear, but the details matter: communities set their own pet policies — weight caps, deposits, monthly pet rent — and those rules change, so we verify each one with the leasing office during your search rather than trusting a listing site’s tags. Tell us about the dog at intake and the shortlist is built around the policy from the start.
Which parts of San Antonio do you cover?
The whole metro, organized by employer corridor rather than by neighborhood name — downtown around H-E-B and Frost, the USAA and Medical Center cluster in the northwest, Port San Antonio on the southwest side, Brooks in the south, the airport offices along US-281, and the Highway 151 corridor out to Alamo Ranch. Will you ever tell me not to lease an apartment at all?
Yes, and it happens. If your stay is under about three months, a furnished corporate suite usually beats a lease once you price the exit costs; if you are closing on a house in sixty days, bridging in corporate housing can be smarter than a 12-month commitment. The recommendation costs us a fee sometimes — it is also why people trust the shortlists we do send.
Is Luxe a licensed real estate operation?
Apartment locating in Texas is licensed real-estate activity under TREC, and Luxe Apartment Locating Group operates under a sponsoring brokerage. The brokerage name and licence number will be published on this site at launch, alongside the TREC Information About Brokerage Services and Consumer Protection Notice that Texas law requires us to provide.
