The practical answer

How a group engagement runs: a scoping call with the coordinator to set the roster, the timeline and the reporting cadence; then individual intake calls with each employee. Searches run in parallel, each producing a curated, pricing-verified shortlist matched to that person’s budget and the office location. You receive a status view of the pipeline; employees keep their personal details — budgets, household needs, screening concerns — between themselves and their locator. We flag stalls to you early and quietly. Group sizes from two or three transferees up to a full office relocation are workable; larger rosters mainly mean staging the intake calls across the notice period.

Common questions

What does the employer actually pay for this?

Nothing. We are paid referral fees by the communities where employees sign, exactly as with individual renters. There is no per-head charge, no retainer and no invoice to your program — which also means no procurement cycle before we can start.

Can employees be steered to one apartment community to keep the team together?

We will happily include a community in several shortlists when it genuinely fits several people, but each employee gets their own options and makes their own choice. Concentrating a team by mandate tends to backfire on retention, and our advice to each renter has to stay honest to be worth anything.

How do you handle employees with very different budgets or household situations?

Individually and confidentially. Intake is one-on-one, budgets are never shared back to the group or the employer beyond the status stage you ask for, and each shortlist reflects that person’s numbers. Your report says where each person is in the process — not what they can afford.

Some of our people will only be in San Antonio for a fixed project term. Can you work with that?

Yes. Shorter and mid-length lease terms exist across the market at a premium over 12-month rates, and some assignments price out better in a furnished corporate suite instead — when that is true for someone on your roster, we say so rather than force an apartment answer.
